SGP completes two units at popular Worcestershire trading estate
Stephen George + Partners (SGP) is pleased to announce the completion of two industrial units at the popular Hartlebury Trading Estate near Kidderminster in Worcestershire.
Unit 60 is a 33,118 sqft GIA new build, designed in close collaboration with the new tenant, whilst Unit 117 is an extension of an existing building to create a terrace of five speculative units ranging from 5,036 sqft to 6,092 sqft.
Explains Arshad Khan, Studio Director at SGP: “Hartlebury is a dynamic, forward-looking estate and we worked closely with owner Schroders Capital UK Real Estate Fund on these two very different projects. Both had to meet Schroder’s exacting design aesthetic for the estate as a whole, and I’m delighted that the client is happy with both buildings, particularly the strong design for Unit 60 which sits on a prominent site.”
SGP designed and fitted out Unit 0 to contain 4,206 sqft of ground floor office space plus 5,385 sqft on the first floor, and incorporated finishes specified by the client, Etac, from their Swedish HQ. The main floor will contain assembly and storage facilities for the world-leading developer and provider of wheelchairs and patient handling equipment.
Unit 60 has a service yard that serves five level access shutters and one loading dock and includes space for six HGV parking bays or 14 standard car parking bays. Both units have vehicle and cycle parking, external plant, services, drainage, and hard and soft landscaping including fencing.
Continues Arshad: “Unit 117 needed us to strip the existing roof and cladding and extend the steel framework to create a terrace of new units. Linking up the existing and new frame took some tricky detailing, but the overall effect is a seamless group of contemporary units. Construction had to be carefully co-ordinated to ensure none of the nearby businesses, which continued to operate as normal, were inconvenienced.”
Both units have achieved BREEAM Very Good.
Hartlebury Trading Estate is Worcestershire’s largest commercial estate, offering excellent access links to the UK motorway network via its close proximity to the M5 an M42. The Estate currently houses 90 businesses in 130 building ranging from 500 sqft to more than 100,000 sqft in a fully landscaped environment that extends to over 230 acres.
