SGP celebrates major new warehouse at key Derby employment site

Stephen George + Partners LLP (SGP) is delighted to announce the start on site of a new B8 warehouse for Panattoni, Europe’s largest developer of logistic facilities. Plot ‘L’ of the established Raynesway employment site, near Derby, will include a 47,833sq.m warehouse, including two-storey 1,846sq.m offices complete with a warehouse undercroft beneath, 2 no. plant decks and a pair of two-storey transport pods totalling 743sq.m (372sq.m each). The unit is cross docked with 50m service yards both sides of the building, providing access for 78 loading docks, 8 level access doors and 127 lorry/trailer parking bays.

Explains Marcus Madden-Smith, Partner at SGP: “We have taken a holistic design approach, which encompasses site context, environmental impacts, visual cohesion and future flexibility to deliver a high quality, energy efficient and sustainable building that meet the needs of the occupier.”

To integrate the new building into its surroundings, SGP’s design uses a neutral colour palette of white and grey tones with feature bands and flashings to evoke Panattoni’s corporate identity.

The construction will use robust and practical materials such as flat panel cladding, trapezoidal horizontal and vertical profiled cladding, curtain walling with aluminium framed and structural glazing systems. In keeping with the development’s sustainability ethos, materials have been selected with due regard to the embodied energy for construction, environmental impact, recyclability and on-going maintenance. The warehouse is expected to achieve a BREEAM ‘Very Good’ rating.

Concludes Marcus: “We have incorporated the provision of a second gatehouse that can be used to either regulate peak traffic flows or make provision for future unit subdivision. This flexibility allows Panattoni to respond to market demands and occupier requirements.”

The New Raynesway East employment site extends to 22.18 hectares of vacant and largely brownfield land to the north of the River Derwent, previously within the Acetate (Celanese) Products Works near Spondon, Derby.
