SGP designed three modern buildings for workspaces, start-ups, and business development, delivering 25,100 sqft in Dock 3, 17,000 sqft in Dock 4, and 21,450 sqft in Dock 5.
The buildings offer adaptable units with a strong, cohesive aesthetic, designed in collaboration with Leicester City Council and Wilten Construction.
Dock 3 and 4 provide office-style spaces, while Dock 5 features open mezzanine levels for light industrial use, enhancing flexibility for small manufacturers.
The design follows a ‘fabric first’ approach to reduce CO2 emissions and incorporates renewable energy through PV panels to achieve Net Zero Carbon – Construction.
The BWB Energy Statement demonstrated a 101.11% reduction in regulated CO2 emissions, surpassing national and local sustainability targets.

“The project follows the UKGBC’s Net Zero Carbon Buildings Framework, aiming for Net Zero Carbon – Construction through Lifecycle Assessment and maximising on-site renewable energy with PV panels.”
