Stephen George + Partners (SGP) is delighted to celebrate the practical completion and handover of a bespoke 357,221 sqft warehouse unit on Prologis Apex Park, a popular logistics centre near Daventry. SGP worked closely with long-standing client Prologis UK and new tenant Hankook Tyre UK Ltd, to design and deliver a new build-to-suit unit to act as the main UK distribution hub for the international tyre manufacturers.
Novated to the contractor Benniman, SGP oversaw the delivery of a new warehouse with a contemporary office, hub office and outside amenity spaces with seating, landscaping and an attenuation pond to promote well-being.
Explains Tariq Khan, Studio Director at SGP: “We were originally commissioned by Prologis on the planning submission for the site, which was a replacement for a previous industrial building. Hankook was on board as the end customer from a very early stage, so we were able to bring together Prologis’ high quality design template with Hankook’s specific requirements.”
Rasto Janiglos, Associate said: “SGP’s design is in keeping with Prologis’ standards and the architectural language of Apex Park. Blocks of black, grey and white cladding to blend the background with its surroundings, using contrasting profiles and orientations to add interest to the façade. Fine detailing such as brises-soleil work with carefully selected window shapes to create emphasis and a feeling of craftsmanship in design and materials. The long rectangular windows also help with the thermal efficiency of the warehouse, and, with the inclusion of other sustainable features such as electric heating, the unit has achieved BREEAM Excellent and EPC A10 ratings”.
Prologis Apex Park is a successful, established industrial and logistics park, which is part of a thriving employment area on the northern edge of Daventry in Northamptonshire. The site, which sits within the logistics ‘golden triangle’ at the heart of the UK’s motorway and rail network, has convenient access to the A45, M1 and M45, as well as the rail freight facilities located at nearby Prologis RFI DIRFT. Existing Prologis customers at Apex Park include Toolstation, JD Wetherspoon, Hellmann Logistics, Optima Logistics and Cummins.

SGP was responsible for the initial concept design that was developed in conjunction with Hankook, as well as a bespoke office extension. The process sets an excellent pattern for SGP’s client engagements with potential tenants in the future.”
