Final units start on site at leading Leicestershire logistics scheme
Stephen George + Partners (SGP) is delighted to report the start on site of the final three warehouse units at Magna Park South, part of GLP’s Magna Park Lutterworth, Europe’s largest dedicated logistics and distribution park. In addition to three new speculative units of 119,000 sqft, 136,000 sqft and 388,000 sqft, the project includes offices, carparks, cycle storage, service yards and landscaping.
Explains Arshad Khan, Studio Director at SGP: “We started working with GLP at Magna Park South in 2017, creating a masterplan for 3 million square feet of quality warehousing with ancillary office space. We designed the first two phases of the park which includes eight units of varying size. This last phase continues the focus on delivering a range of unit sizes that are in demand in the market and will attract large-scale, household names to the area. Existing units are already tenanted by names such as Unipart, Whistl, Centrica and Amazon.”
The units follow the GLP brand standard of cladding panel system with a palette of blue tones, creating a quality, coherent feel across the park, as well as identifying with GLP warehouses across the country.
All three units are expected to reach practical completion in Q1 of 2024. Units 10 and 11 are targeting BREEAM Excellent whilst Unit 9 is aiming to achieve BREEAM Outstanding.
Continues Joe Marlow, Associate at SGP: “From the beginning GLP wanted this to be a BIM project, so we were able to use 3d, federated models to improve communications across the build team and de-risk the build through information sharing and clash detection. Given the speed of the construction process, planned to be 20-24 weeks from start on site to practical completion, making the required data available in a timely and accurate manner was vital.”
Considered a pioneer of large distribution centres in the UK, Magna Park Lutterworth is GLP’s flagship distribution park, a 202 hectare (500 acre) warehousing and logistics centre within the “Golden Triangle”. Bounded by the M1, M6 and M69, the site has excellent road links to all areas of the UK as well as to other significant logistics hubs such as DIRFT (Daventry International Rail Freight Terminal) – the UK’s largest rail-served logistics park.
