First unit starts on site at New Stanton Park
Stephen George + Partners (SGP) is celebrating the start on site of the first unit at New Stanton Park, a 194.58 acre (78.75 hectare) brownfield development by Verdant Regeneration Ltd. The 20,399 sqft (1,895 sqm) single storey unit has been designed to the requirements of DX (Group) plc a leading provider of delivery solutions including parcel freight, secure courier, 2-man and logistics services.
Explains Luke Abbott, Partner at SGP: “DX (Group) plc will become the freeholder of this plot and the unit has been designed specifically to their operational requirements. For example, it is a cross dock facility with 38 doors, unusually large numbers for a unit of this size. The ground floor plate is raised 1.2m above the outside, allowing for loading operations bespoke to DX, and supporting the need for loading by hand.”
SGP, Verdant Regeneration and DX (Group) plc have worked together to form a new template for the operator’s units, with New Stanton Park being the first built out exemplar. The unit is a single storey with office space, some 20% of the total area, ribbed and flat composite cladding and simple glazing to maximise natural light. Supporting structures such as car parking, an ingress and egress for HGVs and palisade fencing complete the scheme. The unit will also harmonise with the overall vision for the business park as a cohesive group of buildings that are holistically connected but not necessarily identical.
The DX (Group) plc unit is the first building on the first of three development plots given outline planning permission in August 2022 delivering a potential 2,814,450 sqft (261,471 sqm) of employment development.
Continues Luke: “This is a significant strategically located site in the Midlands adjacent to the M1 – ideally situated for the road and rail networks of the UK. I am aware that New Stanton Park has already received major interest from numerous international, national and regional occupiers.”
The building contractor is Glencar Construction Ltd and the unit is expected to complete Q2 2024.
