Latest new unit starts on site at popular Worcestershire Trading Estate
Stephen George + Partners (SGP) has overseen the start on site of the latest new industrial unit at Hartlebury Trading Estate in Worcestershire. Known as Hartlebury 45, the 44,553 sqft speculative unit has a 3316 sqft mezzanine office area, and the scheme includes car parking, service yards and landscaping.
Hartlebury 45 has two dock doors and two level-access doors, and a clear internal haunch height of 10m, offering maximum flexibility to meet the needs of a range of potential tenants. The scale of the building will be broken down using different cladding profiles used horizontally and vertically and a mixture of shades of grey in contrasting banding and blocking. Low pitches and overhanging eaves with expressed gables will provide interest to the roofline. Bold glazing treatments including two storey windows to mark the entrance, add expression and interest to the façade facing the main access.
Says Arshad Khan, Studio Director at SGP: “This is the third scheme we have designed for Schroder UK Property Fund on the Hartlebury Trading Estate, having completed a bespoke assembly and storage facility for Swedish manufacturer Etac and refurbished and extended a speculative terrace of smaller units. We have designed a modern, practical warehouse, replacing a dilapidated 1940s unit with one that will meet the market demands for quality warehouse and industrial space in the area.”
The landscaping aims to soften the structure into the environment, retaining existing trees where possible. Broadly formal arrangements of plants with grass verges balance a more informal naturalistic planting approach of native species and wildlife-beneficial plants to the boundaries, improving the ecological value of the locality. Carefully situated new trees will break up views of the unit from the roadside.
Hartlebury Trading Estate is Worcestershire’s premier commercial estate, offering excellent access to the UK motorway network via the M5 and M42. The Estate currently houses 90 businesses in 130 building ranging from 500 sqft to more than 100,000 sqft in a fully landscaped environment that extends to over 230 acres.
Hartlebury 45 is targeting a BREEAM rating of “Very Good” and an EPC A rating, and is expected to complete in Q1 2024. The contractor is Hinton Design & Build.
