Latest units start on site at Coventry Ecoparc

Stephen George + Partners (SGP) is celebrating the start on site of the newest unit on the 15 acre Loades Ecoparc on the outskirts of Coventry. The 11,795 sqft (GIA) Unit F has a first floor office space, two level access doors and a height of 9m, with 19 car parking spaces.
Explains Fiona Romankiw, Principal Architect at SGP: “We have worked with our client Loades Limited since developing the first masterplan for the Ecoparc in 2010. Since then, we have enhanced each phase of the site, in terms of design and sustainability, to both meet changing market needs and Loades’ commitment to creating a high quality, technology driven and eco-conscious business park.”
SGP’s design for Unit F mirrors the existing units on site, using high quality materials and exact detailing to deliver Loades’ brief for a quality build. The exterior uses Rockpanel Chamelon panels to achieve a shimmering transition from soft purples to greens and blues. The roof uses a Kalzip standing seam system with thin film solar panels to providing energy from an renewable source for future tenants. The site has good access to cycle and pedestrian routes and the design includes cycle parking. It is targeting BREEAM “Very Good” and EPC A ratings.
Helen Adair, Principal Architect at SGP says: “Flexibility and future-proofing are key elements in the design of Unit F. Internally, we have included the option to install a mezzanine floor, plus a lift. Externally, we have made provision to add EV changing points for HGVs and add EV points to every car parking space.”
Unit F started on site on 7 April 2025, with SGP being novated to contractor Warwick Burt Construction as Architect and CDM Principal Designer. The unit is expected to complete January 2026.
