SGP reaches completion at Christmas Hill Business Park in Oxfordshire
Stephen George + Partners (SGP) is pleased to announce the completion of the first phase of Christmas Hill Business Park at Thame in Oxfordshire.
The scheme, which is a joint venture between developers W Lamb Developments and Blakelands, and delivered by main contractor Parkway Construction, comprises 14 steel-framed small and medium-sized warehouse and light industrial units, five of which are equipped with fully fitted open-plan ancillary offices with showers and changing facilities. The entire development has been designed to include large 50m service yards, 50kN/m2 floor loadings, BREEAM ‘Excellent’ and EPC ‘A’ ratings, PV renewable energy and electric vehicle charging points.
Working in close collaboration with the client team, SGP took on the project from a previous outline planning consent to develop the design and deliver bespoke, yet flexible, B2/B8 units to suit a range of tenant types. SGP’s team also conducted extensive tracking exercises to improve manoeuvrability around the completed business park.

We have designed and delivered an attractive, contemporary and highly flexible scheme within the budget, whilst our extensive understanding of industrial & logistics park tenants’ requirements immediately allowed us to identify a need for improved manoeuvrability. Getting the infrastructure right and making it easy to move around the business park was vital for both tenants and the long-term viability of the scheme.”
Comprising seven buildings across the 5.35ha site, five are divided into separate units, with the remaining two buildings comprising single warehouse space. However, the scheme has been designed with flexibility and tenant optimisation in mind, enabling the single warehouse structures to be subdivided into smaller spaces if required, while other buildings on the site that contain two or more units, could also be reconfigured if necessary as their partition walls could be removed.
“This has been a particularly pleasing scheme to work on,” concludes Joseph. “The bespoke design meant that no one unit is identical and all 14 required different layers of coordination. The end result provides a range of flexible units that will attract a wide variety of businesses, both locally and nationally, and provides the perfect template for similar schemes moving forward.”
