Start on site for final phases of successful Staffordshire business park
Stephen George + Partners (SGP) is celebrating the start on site of the final phases of the popular St. Modwen Park, Burton, which will deliver five warehouses, totalling 389,000 sqft, with ancillary offices, associated car parking, servicing, drainage and earthworks.
SGP designed the five units ranging from 38,000 sqft to 173,000 sqft to accommodate a diverse range of occupiers.
SGP’s design for the units follows St. Modwen’s Swan Standard Design Code, fitting the new units seamlessly within the overall development. The warehouses include elements of ribbed, flat and profiled cladding in recessive and neutral colours which are laid both horizontally and vertically to add texture. The main offices are expressed with a change of cladding type mass and colour as well as aluminium framed glazing.
Comments Ming Cheung, Associate at SGP: “St. Modwen has high standards for sustainability which are incorporated into their building design guide. These units are targeting BREEAM Excellent and an EPC A rating, with photo-voltaic panels, water recycling and other specifications to support user well-being and net carbon reduction. The high quality continues internally with feature staircases in a full height reception, a timber feature wall and LED feature lighting to provide a focal point.”
Work started on site in March with Winvic Construction and the units are expected to be available in quarter 4 of 2024.
St. Modwen Park, Burton is a popular development on approximately 50 acres totalling 1 million sqft, close by the A38 in east Staffordshire, whose existing occupiers include Hellmann Logistics, Keylite, Supply Technologies and London City Bond. Arshad Khan, Studio Director at SGP says: “In addition to being designed in line with Tritax Symmetry’s commitment to being net zero carbon in construction, the units will target BREEAM Excellent and EPC A+ ratings. Their high quality and design standards will create a positive sense of place to attract first-rate tenants and staff. Iron Mountain, a global leader in storage and information management services, has already signed for four of the units on site.”
